Access Statement For Anns Hill Cottage
Introduction
Anns Hill Cottage is a two storey stone built cottage dating from 1690.
Pre-Arrival
• We have a web site with pictures of the kitchen, sitting room and bathroom
• Bookings can be made directly from the website, via email, telephone or by letter.
• Directions to the cottage are on the web site
• The nearest train station is 6 miles away, the nearest bus stop is 3 miles away.
• We can arrange taxis and shopping to be delivered prior to your arrival
• We can provide information in large print on request
Arrival & Car Parking Facilities
• There is a car park at the front door of the cottage.
• The car park is levelled concrete and flat and even.
• The front door is 95cm wide
Main Entrance & Reception
• We will meet you at Anns Hill House and show you to the Cottage.
• The front door opens into the lounge. There is an outside sensor light at the front door. The lights to the lounge are on the left hand side wall just as you enter the front door.
• The welcome pack which includes all information about the cottage is on the dresser in the lounge.
Public Areas – General (Internal)
• Smoke alarms are fitted.
• All doors and skirting boards are white
• Floors downstairs are flagstones and floors upstairs are original wood. Both surfaces are uneven.
• The stairs is steep spiral of 18 stone steps.

Restaurant / Dining Room, Bar & Lounges, Take Away & Cafe
• Lounge
• There is a large leather brown sofa and chair.
• The floor is flagstones and is therefore uneven.
• The heating is oil fired central heating and can be supplemented by a wood burning stove.
• The stove can be lit if required each day.
Laundry
• There is a washer drier in the kitchen. Wet outdoor garments can be dried on the clothes rack in the shed.

Outdoor Facilities
• Exiting from the door in the lounge there is a patio and garden area. This door is 80 cm wide and one step down. The patio is built of sandstone and is therefore an uneven surface.

Bedrooms
• There is one super king-sized bedroom. The bedstead is cast iron and 6foot wide and 25 in off the ground.
• All bedding is Egyptian cotton with feather duvets and pillows. Hypoallergenic alternatives are available.
• The main light has a switch at the door.
• There are two separate reading lamps at either side of the bed.
• The floor is an original wooden floor with a natural seagrass rug in the centre. The floor is uneven.
Bathroom, Shower-room & WC [Ensuite or Shared]
• The bathroom is on the first floor next to the bedroom.
• The door is 80cm wide
• The toilet seat is 43cm and the cistern is high level with a chain handle.
• The sink is 78cm high
• The bath is a double ended roll top bath with a free standing bath shower mixer tap. the bath is 90cm wide, 190 cm long and 50cm high in the middle. The bathroom is 4.5 m2
• The original wooden flooring is uneven
• The natural rug is seagrass
Self-Catering Kitchen
• The door leading into the kitchen is 90cm wide.
• The range oven is electric with a ceramic top. It is 90cm high.
• The oak kitchen work tops are 90cm high.
• The heating and hot water controls are 150cm high and are pre-programmed.
• A microwave is on the work surface.
• Crockery is in a plate rack above a belfast sink
• Glasses and cups are in wall cupboards
• The fridge and separate freezer are both under the work surface.
• The kitchen is lit by central light and under cupboard lights.

• The car park is levelled gravel with a slope to the front door.
• The front door is 95cm wide

• The front door opens into a porch and then through into a large hall There is an outside light at the front door. The lights to the hall are on the left hand side wall just as you enter the front door.
• The welcome pack which includes all information about the cottage is on the hall table.

• Floors throughout are dark polished wood.
• There are stairs in the hall, five leading down into a kitchen and 13 leading upstairs into a lounge.
Upstairs Lounge
• There are two large brown leather sofas.
• The floor is wood with a large cream rug.
• The heating is oil fired central heating and can be supplemented by a wood burning stove.
• The stove can be lit if required each day.
French doors open with ballastrade.
Second Lounge
Lounge on the ground floor.
Leather sofa bed and wood burning stove.
Music system plays in the bathroom.
Wooden floor with seagrass rug.
Utility Room
• There is a washer drier in the utility room. Wet outdoor garments can be dried on the line outside.
• The heating and hot water controls are 150cm high and are pre-programmed.
There is an additional WC in the utility room with toilet and sink.
